Burrswood Estate – Summary of Proposals

The proposals would provide 25 Apartments in the restored Main House as well as 71 new homes across the mainly Brownfield Sites on the Burrswood Estate. This includes 51 new homes within The Village Green, Walled Garden and Stables character areas, together with 20 homes within The New Wing.

Each part of the scheme has been designed to respond to its surroundings, with careful consideration given to the estate’s landscape, historic buildings and existing character. The aim is to create new homes that feel like a natural part of Burrswood rather than a separate development.

The proposals are being brought forward as Enabling Development within the Green Belt. The development is intended to provide the investment needed to secure the long-term future of the Grade II listed Manor House and the wider estate. The design takes a landscape-led approach, drawing inspiration from traditional rural buildings and local architectural character.

The proposals have been revised in response to feedback received during the first pre-application meeting with Tunbridge Wells Borough Council. The design team will continue to work closely with the Council as the proposals develop.

Further work will also be undertaken to understand and respond to the estate’s existing trees, ecology and landscape. Detailed arboricultural surveys will help inform the final layout, with changes made where necessary to protect important trees and green infrastructure. Parking and movement around the estate will also be reviewed to ensure that spaces are provided in the right locations and in appropriate numbers.

This document sets out the vision and design principles that will guide the next stage of the proposals. The overall aim is to protect the heritage and landscape of Burrswood while creating a sustainable future for the estate and preserving its special character for generations to come.
